What are the classifications of office for rent?

A: There are three main categories of office space:

  • Class A:

Class A office space is considered the best space in the real estate market. This is the most common type of office for lease in District 1, District 2 and District 7, where there are many international corporations.

Class A buildings are either newly constructed or have modern improvements and renovations within no more than 10 years. Skyscrapers are the typical examples of Class A buildings. The Class A office has enough space to be fully furnished with the Action Office arrangement.

In the common areas, there are high-quality amenities such as covered parking, fitness centers, spas, and even swimming pools, on-site mailing office, restaurants or cafeterias.

This type of building is usually located in the central business districts, along with major streets, highways or transit centers.

  • Class B:

Class B office buildings are at one level lower than Class A when it comes to quality. This is the right choice for companies that want the office to be in convenient locations like central business districts, but are unable to pay high rental rates.

These buildings are generally the downgraded version of Class A. They are about 10 to 20 years old. But they still have good management companies, and the amenities can be renovated.

  • Class C:

Class C is the office for lease with the lowest rates in the market. It is the best option for companies with a low budget like startups and entrepreneurs.

Class C offices are older than 20 years and are likely to be located in residential areas. They are unfurnished, have small space and minimal amenities. But they hold the important role in acting as a starting line for start-up companies to grow their business.
